An Impressive Living Area of 250,000 Square Meters
“World of Dreams” project, from the moment it came to life in this magnificent city, offers a variety of activities such as shopping, entertainment, ancient world, museums, and sports facilities to the local residents and visitors, providing them with the opportunity to create unforgettable memories. The accommodation capacity of the facility includes 300-400 beds in hotels and 400-500 beds in villas, for a total of 1000-1200 bed capacity. The expected number of external visitors is planned to be 3000-5000, thus catering to a large audience.
Land location
- Between 1956 and 1970, this was the location of the largest AMERICAN RADAR BASE in the BLACK SEA.
- SAMSUN is the largest and most central city on the Black Sea. It has a population of 1,400,000, covers an area of 1,055 km2, and has an elevation ranging from 20 to 2060 meters. SAMSUN is a city known for sports, health, commerce, gastronomy, as well as its rich history, culture, and natural beauty.
- Çelikalan neighborhood is connected to the city center of SAMSUN by a 20 km asphalt road, and a natural gas pipeline runs alongside the area. The elevation of the land is 820 meters, and the humidity level is zero. It is known as the highland of SAMSUN and is located in a forested area with freshwater sources. It is located approximately 10 km away from the city center and the BLACK SEA, offering a panoramic view of the region.

IMAR AREA
- Out of the 105,000 square meters of land we own, 60,000 square meters are within the zoning area.
- The hotel and tourism area covers 11,187 square meters with an approved construction area of 13,424 square meters at a 1/20 ratio. Building heights are approved at either 4 or 5 floors, with a total height of 15.5 + 1 meters, as per preference.
- The hotel has a capacity for 300 guests. The commercial center is 9,000 square meters with a 2,665 square meters ratio for 1 floor.
- The shopping center has 3 floors and a total construction area of 9,000 square meters.
- Additionally, the social area center for residential villas is 2,665 square meters, spanning 3 floors.
- The villa residential area covers 36,000 square meters, with a 25/50 specification and heights of 6.5 meters. It includes areas of 9,000 + 9,000 square meters. Within this area, there are 100 units of 1+1, 60 units of 2+1, and 11 units of 175 + 175 square meters duplex villas with pools. In addition, there are 4 exclusive 1,000 square meters areas with super luxury villas of 250 + 250 square meters each. In total, there is space for 175 residential units in the housing area, providing accommodation for 400 people. These figures can be adjusted as needed.
STATE ALLOCATION AREA
The estimated area is between 135,000 m2 and 150,000 m2. 45,000 m2 of this area is within the national real estate and was once used as a quarry. The remaining area is designated as forest land.
Within this forest area, approximately 40,000 m2 was also used as a quarry at some point, and the rest of the area has lost its forest character, becoming a rocky terrain.
PUBLIC PROJECT FOR THE ALLOCATION AREA
Within the forested area, there is a special sports hotel for athletes with 15,000 m² and 120 rooms, accommodating 300 people. The remaining forested area is designed for recreation, relaxation, activities, walking areas, aqua, ancient world, and sports facilities.
